Playa del Carmen is a compact town, but each neighbourhood has a distinctly different character. The buzzing tourist strip of Quinta Avenida feels nothing like the quiet residential streets of Ejidal, and the gated resort world of Playacar is a universe away from the growing expat hub of Colosio. Understanding these differences is the first step to choosing where to stay — or where to live.
We have lived in and explored every corner of this town, and we can tell you that the “best” neighbourhood depends entirely on who you are and what you are looking for. A first-time tourist has very different priorities from a digital nomad settling in for six months, and a family relocating permanently needs something else entirely.
The Main Areas at a Glance
Centro / Quinta Avenida — The heart of Playa del Carmen. This is where the famous 5th Avenue runs, packed with restaurants, shops, and nightlife. Best for first-time visitors who want to be in the thick of it. Walkable, vibrant, and never dull — but noisy and pricier than other areas.
Playacar — A gated residential and resort community south of the centre. Beautiful, very safe, and quiet. Home to all-inclusive resorts and private villas. Ideal for families and luxury travellers, though it can feel isolated from the real Playa.
Colosio — The neighbourhood that expats have made their own. Located north of the centre, it has a growing scene of coffee shops, restaurants, and co-working spaces. More affordable, more local, and increasingly popular with long-term visitors and remote workers.
Ejidal — A truly local Mexican neighbourhood. Very budget-friendly and authentic, but with limited tourist infrastructure. Not where most visitors stay, but relevant for long-term expats seeking lower costs and a genuine community feel.
North Playa / Zazil-Ha — A quieter stretch north of the centre with direct beach access and a growing boutique hotel scene. Popular with digital nomads and repeat visitors who know what they want: peace, sand, and good coffee within walking distance.
Which Neighbourhood Is Right for You?
If this is your first visit and you want convenience, start with Centro. If you are here for relaxation and do not mind being away from the action, Playacar delivers. If you are staying longer, working remotely, or simply prefer a neighbourhood with more character, explore Colosio or North Playa.
