SEMARNAT denied permits for the multi-million dollar Mousai Petempich development.
The Ministry of Environment and Natural Resources (SEMARNAT) said no to the Mousai Petempich project because it would block the arrival of sea turtles to the coast of Puerto Morelos, as it sought to build stilt houses in the sea.
The developer contemplated an investment of more than 600 million pesos; however, the project’s dimensions were massive, both on land and at sea. It sought to build 20 stilt houses on stilts. According to reviewed documents, the developer is the business corporation Desarrollos Turísticos Petempich, incorporated in Cancún.

The proposed project was to build a two-story hotel with stilt houses on a two-hectare property. In the resolution consulted, Semarnat denied such a request due to various ecological damages that could be caused, including the arrival of sea turtles in northern Puerto Morelos.
For the time being, the project’s sponsors will have to wait for another opportunity for new technical studies to be issued or appeal this resolution issued by Semarnat through an administrative annulment procedure.
