North Playa — the area around Zazil-Ha and the streets stretching north from Constituyentes Avenue — is where Playa del Carmen starts to breathe. The crowds of 5th Avenue thin out, the beach gets quieter, and the pace slows down. This stretch of coast has been discovered by a particular kind of visitor: people who have been to Playa before, know they love it, and want a calmer version of it.
What North Playa Offers
The beach along this stretch is one of the best in town. It is the same white sand and turquoise water as everywhere else along the coast, but with fewer beach clubs and significantly fewer people. Several boutique hotels have opened here in recent years, offering a more intimate alternative to the large properties in Playacar or the chain hotels in Centro.
A small but excellent selection of restaurants and cafés has emerged along the quieter streets. These tend to be owner-operated, with more character and better food than many of the tourist-oriented spots on 5th Avenue. Breakfast and brunch culture is particularly strong here — several spots have become favourites among expats and repeat visitors.
The area is also home to a growing number of yoga retreats and wellness spaces, which fits the overall vibe perfectly. This is the part of Playa del Carmen that feels like a beach town rather than a party town.
Who North Playa Is Best For
Digital nomads and remote workers who want beach access without the noise will find North Playa ideal. Repeat visitors who have done the 5th Avenue experience and want something different come here. Couples looking for a romantic, quieter stay also do very well in this area. It is within walking distance of the centre — about 15-20 minutes to the heart of 5th Avenue — but far enough away to feel like a different world.
Families may find fewer facilities here compared to Playacar’s all-inclusive resorts, but the safe, calm atmosphere and beautiful beach more than compensate if you are comfortable being independent.
Practical Details
Rental prices in North Playa sit between Centro and Colosio — not as expensive as the tourist core, but higher than the fully local neighbourhoods. Colectivos run along the main roads, and the centre is a short taxi ride away. Grocery stores and pharmacies are easily accessible along the main avenues.
